The Municipality is calling on the public to comment on the draft Functional Area Plan for the Berea.
The purpose of the project is to review the existing policy adopted by the eThekwini Municipality and to prepare a Functional Area Plan that will be the framework that underpins the area and be used to guide decision making. The policy will be reviewed and updated to suit the location, the existing land uses, and the existing infrastructure. Simultaneously, a detailed Precinct Plan will be prepared for the Davenport and Florida Road Areas.
“The Land Use Management Branch has been inundated with development proposals for the “old Berea” which encompasses the Berea North and Berea South areas. Due to emerging land uses in the development world the current Scheme remains unable to respond to these development proposals,” said Shikar Singh, Senior Planner, Land Use Management Branch.
He added that, “the need to provide a balance of land uses such as residential, office, commercial, educational, and recreational including places of entertainment and amusement, as well as other emerging land uses remains integral to the sustainability of the Urban Core Extension (Berea North and South) areas and needs to be re-examined in light of these development pressures. The Project also aims to consider the use of energy efficient materials in guiding development proposals as well as the use of rain water harvesting techniques, the restoration of AMAFA buildings and the land use thereof. ”
Development within the study area will need to be assessed in terms of existing bulk infrastructure, in particular, roads and sewage disposal, water and electricity.The plan will also be able to direct decisions in regard to issues of Climate Change and sustainability, and help with the identification of Market Demand and Trends.The functional area plan can be attained from the following website;http://www.durban.gov.za/City_Services/development_planning_management/Projects/Pages/default.aspx
